  1. 5 How can we build a new head office on schedule which is aesthetic, functional and at the same time economical?

A listed company was planning the restructuring and further development of its works premises of around ten hectares. In the process, a suitably impressive building was to be constructed on site as the new head office. Office space was badly needed so the project had to be realised quickly, but also thoroughly. The proposals put forward hitherto by architects were, however, unsatisfactory and uneconomical.

The company engaged us to prepare a forward-looking plan for the whole works site. Concurrently, we were to manage the project development for the new head office which was to fulfil three criteria: the new headquarters should be not only aesthetically pleasing, but also functional and cost-effective.

Our main tasks:

  • Analysis of how work processes would have a bearing on (future) site infrastructure
  • Development of an ideal concept and definition of the planning objective
  • Preparation, notification and valuation of a limited competition for the implementation of the afore-mentioned aims
  • Structuring of the necessary finance and searching for a partner for the construction management of the new building (leasing model)
  • Support during construction up to the move into the new office

The result

We succeeded in walking the tightrope between architecture, functionality and economy. It was especially our contacts to banks, lessors, investors and project developers, as well as our rigorous project management in an interdisciplinary team that contributed to the high-speed completion of the job. Our direct access to architects and property lawyers gave us an additional edge.
